Independent house vs. Apartment life

In the olden days, it was common for everyone to have an independent house that is just theirs. Plenty of rooms, garden, playing area - there was a small world inside their house. Over time, with the increase of civilization of urban areas, we have slowly shifted to apartments that are for many to share a single space. Although there are many advantages to the apartment life, there are a few things different that one might find in an independent house.

Privacy

When we speak about independent bungalows, we automatically think of the privacy a family rejoices. There is limited or no need to keep voices low while laughing as the next door neighbor is at least 5 feet away, given our rules and regulation.

Home garden

Love garden? Independent houses allows us to have a beautiful garden that is ours and ours only. With birds chirping and butterflies everywhere, garden is a great spot for families to unwind after a long day. What could be more fulfilling than having a garden all for yourself?

Pets

Animal lover? Then independent bungalows are a perfect place. Not because you have a lot of privacy, it is because the pets can stroll around the backyard without trespassing anyone’s property. They have the complete freedom to play around.

Population

With the ever growing population, it is without a choice people move to apartments. This is particularly the case as the increase in population has led to increasing in real estate price. Find an apartment in a suitable locality is far easier and cheaper.

Neighbours

In the day and age where we are always glued to smartphones and other electronic devices, apartments are one of the great ways to have human contact. Their constant presence and voice bring us back to realities of life that is sometimes devoid when we have our heads bent down. Sharing conversations in the morning, discussing political issues and sharing any social burden of the locality, apartment life sure is a fun way of life.

Festivities

We Indians love to share and celebrate with people. That is probably one of the reasons why we have so many festivals. In an apartment, the celebration quadruples, and everyone comes together to celebrate. This takes away from the stress of life that we lead and makes every occasion a memorable one. Be it Diwali, Christmas, New Year, every function could be celebrated with a large crowd.
Although it may seem there is a competition between the independent house and apartment, there is always the personal choice that comes into play. One must always keep in mind their own requirements and preferences before making any real estate purchase.

What makes a good real-estate group

Real estate is a booming industry. With the growing population, market for properties has improved tremendously. But how do we know which groups are really the ones to look out for or which are the ones who give the people what they want?
If you are first time investor in real estate, make sure you look at these points before dealing with the real-estate company.

1. Location preference
With the development, certain locations work better than the rest. This could be due to the modes of commute, amenities in the locality, real estate value etc. One of the foremost aspects that makes for a good company is their choice of location for their property. This ensures that the company is aware of the current situation and makes informed decisions.

2. Neighbourhood
How developed is the neighborhood is important in real estate decisions. You do not want to live in a place that is half deserted or ruined. The presence of other buildings and a good neighborhood system makes for the perfect home that you just spent a lot of money on.

3. Security
Safety and security has become paramount in the present day scenario. It is imperative irrespective of gender, caste or creed. Ensuring that the real-estate company provides a wholesome building that is secure on its own with extra security is a must. The other type of security to look at is the design security in terms of strength.

4. Materials used
Most often, small time real-estate companies compromise on the materials supplies that is used in the construction. This reduces the quality of the structure and the life of the building. A reputed real-estate construction company will rely on the good materials for quality and reputation.

5. Dream come true
Bonding with your real-estate company is crucial as they are the people who makes your dreams come true. Their involvement in fulfilling your dreams ensures the safety of the funds you have invested. Any good real-estate company will be a companion for life.

6. Nature and beyond
No one should neglect mother nature. This is important when it comes to construction. Always ensure that the real-estate company does not largely affect the nature and the topography of the location as these will reflect upon the site at a later stage.

7. Style and design
As much as all the above points are important, style and design layout of your dream house is also equally important. You can tell by the design delivered by the company that they stand apart in the crowd of real-estate companies. The design and architecture is a true testament to the value of the services offered by the company.

We do hope the above mentioned points help you in your next purchase. All the best!

What makes a good builder?

Investing your life’s money in real estate is an important decision. Whether you are buying a new apartment or repurchasing from an existing owner, it is essential to keep certain aspects in mind. The most important consideration is the builder. How do you assess a builder? What parameters should be checked before a builder is qualified as a reliable one? Here you will see some of the key points that we think that one should evaluate before buying an apartment.

1. Business experience
Action speaks louder than words. This is true for all the builders. The way the builders have handled their business over time speaks for them. Reputation is the best marketing for any builder. Hence, It is important to get maximum feedback about them before investing in their current project.

2. Previous work appreciation
While there are many construction companies in the market erupting buildings in every part of the city, the appreciation they truly get marks their accomplishment. It is not enough to build but to have a positive feedback to the work done. Check on the feedback to understand the true work of the builder.

3. Layout/ blueprint ideas
Another important aspect to consider while evaluating a builder is with the layout ideas. A well conceived layout will cover all the aspects of the house including ventilation, spacing, accessibility etc. The builder’s true potential lies with the layout. It does not have to be complex, but the layout should not be messy creating a problem with the aesthetics of the house.

4. Project delivery time
Every builder is a professional here. Timely delivery of the project is mandatory. This is one aspect a buyer should never compromise on unless there has been a extreme situation (Chennai floods, Dec ’15). Research on their previous commitment and delivery time.

5. Cost of the project
While the location of the project plays a role in the money spent, the builder’s cost also plays a huge role in deciding the new purchase. While considering a builder, understand the cost that is quoted. The amount of money does not determine the builder’s reputation, it is with the justified use of money, one can truly understand the potential of the builder. Ensure that all the doubts with respect to the cost is clear before making a choice.
These are some of the points that you should consider before evaluating the builder. We do hope this article helps you make the right choice. If you are wondering about how to choose the location for your new apartment, read our other blogs and get clear.

How to buy a flat without going “flat” on your pocket ?

There comes a stage in everyone’s life that was reached thanks to hard work, determination and perseverance. It is almost a righteous path for everyone to attain at a certain age where they have the financial backing to buy an apartment. It is one of those defining moments that calls for accurate, conscious and well-informed decision. While there are so many builders in every city offering several amenities and rates, one has to be extremely careful while making the purchase; after all it is a huge investment that replicates the life of the investor.
If you are buying an apartment, it can be assured that you will hear numerous advice from colleagues, friends and real estate consultants. However, most often these points just waft up in the air thanks to the pressure that is mounting inside you. Worry not. We have put together the top ten points of checklist that you certainly need to consider before buying an apartment.

1. Budget

While it is only fair to think to invest all your hard earned money in your dream house, ensure that you are not blinded by the idea of buying a house. Plan your finances and set a number that you are certain to shell out for investment. This figure could turn out to be the entire amount or a part of it could be marked for other investments that you might want to make in the future.
2. Locality

Once your budget is fixed, think of the place you want to move into. While considering the locality, imagine yourself leading a life there. Are you excited? Is it closer to work or are you willing to sacrifice the distance for the ambience of the place? Evaluate your family’s preference, the facilities and most importantly the safety. Once you think you have found the dream location, check with your budget to see if they match. You do not want to compromise on either, do you?

3. Builder reputation

Investing money in another person’s work that is going to be your happy place calls for investigation. Know the builder and their reputation. Understand the plan given by the builder and see to it all are delivered. The builder’s reputation precedes the design and the layout of the apartment.

4. Accessibility

Now that you have narrowed down to the actual apartment, shift your focus to the surroundings of your future home. Are you happy with the location? Would you consider it to be difficult for people to access your home? If you purchase online, will it be delivered? Answers to these questions helps you evaluate the project better.

5. Amenities

Have a car, bike and cycle? Understand your current and future needs and inquire about the parking as you’ll be paying for them all. If it is a gated community, understand the services that are provided and the usability of them. Do you want a watchman or night guards? Discuss these details with your family and get all the relevant details from the builder.
If all of these above points have been more than satisfying, then it is suffice to say you have your dream location. Moving on to the living space, spend time understanding the blueprint. While doing so, check for these points.

6. Fengshui

There is a flow of energy everywhere, including houses. How the house is built reflects on the energy that is present inside the house. Fengshui or Vaasthu is the art of building positivity around the living spaces. Understanding the placement of entrance to the positioning of bedroom window plays a significant role in getting the house ready to become a home.

7. Spaces and ventilation

Architecture is a world on its own. One can do infinite things with a space. However, it also must be appropriate. Creating a room with dim light in the name of design or reducing the size of the windows for wall area is a strict no-no. Any room should have sufficient cross ventilation. Lighting the house affects our mood, hence our lives. Get the schematics to the place and assure yourself that you are comfortable with the plan.
Basic knowledge - check; home selection - check; now it is time for verifying miscellaneous but must aspects before locking in past efforts for your future joy.

8. Travel time

Over the weekend, are you able to travel to the mall to catch your favourite movie? Will you friends attend the housewarming party that you’re throwing? Distance between you and the world plays a critical role in your social life. If the area is developing and expanding, there is a good chance that your friends will relocate close to you in the next couple of months. But if it is difficult for having some weekend fun, reevaluate the place before finalising.

9. Market value

Market value shows the viability of the location. It is directly proportional to the growth of facilities and transportability of the area. If the location is knowing to be a IT area, the rate at which the area will develop is high, thus higher market value. Also, it is important to review your purchase price and current market value so as to avoid any hidden or misleading costs. Understanding this concept is important for investment and future selling.

10. Taxes

Taxes - it is that topic that scares and baffles anyone and everyone. Study on the various taxes that one will be paying and revisit these from time to time. It is also important to verify the tax percentage while purchasing the property so as to avoid any discrepancies. Consult a lawyer or an auditor if need be to get things sorted.
We hope that these points will make it easier for your to purchase your dream house and reduces the tension of uninformed decisions. Good luck with the purchase, and don’t forget we are here to help you along the process of setting up your house!
