Legal information that an individual must know when buying a piece of land!

With these information one can have a crystal clear perception of all the procedures and legal formalities that will be checked during the registration of a property.
PATTA:
Patta is a land revenue record which establishes the title / ownership of land. The Patta Register is maintained at Taluk office and contains ownership details of all land holdings.
CHITTA:
Chitta is an extract from Patta register that gives ownership details of land that belongs to a person or persons. The specific information that Patta / Chitta extract contains include Village, Taluk, District, Land Owner’s Name, Patta Number, Survey Number with Sub-Division Details.
ADANGAL:
Adangal record is the extract from A-Register, maintained at VAO office. Adangal records provide more details about type of land and purpose of land. The adangal extract contains informations like survey number wise holdings, field area, crops & cultivation details etc.
A-REGISTER:
A-Register is a record of the land held with the Village Administrative officer. It has details of property such as its classification, tax assessment, owner’s name, etc. While purchasing a property it’s important to verify the A-Register records to ensure that the owner’s name on A-Register matches the sale deed.
ENCUMBRANCE CERTIFICATE OR EC:
EC is a certificate of assurance that the property in question is free from any legal or monetary liability such as a mortgage or a loan that has not been cleared. Encumbrance certificate helps to establish that the owner has complete legal title over the property. The EC for a property is provided at the sub-registrar’s office in which the property has been registered.
FIELD MEASUREMENT BOOK (FMB):
FMB will have field measurement sketches of all individual lands. Based on these measurements, the survey numbers are demarcated and disputes settled maps are drawn and areas calculated mathematically only on the measurements recorded in this book. Hence, FMB sketch can help ascertain the layout of the land with respect to adjoining land.
