How to buy a flat without going “flat” on your pocket ?

There comes a stage in everyone’s life that was reached thanks to hard work, determination and perseverance. It is almost a righteous path for everyone to attain at a certain age where they have the financial backing to buy an apartment. It is one of those defining moments that calls for accurate, conscious and well-informed decision. While there are so many builders in every city offering several amenities and rates, one has to be extremely careful while making the purchase; after all it is a huge investment that replicates the life of the investor.
If you are buying an apartment, it can be assured that you will hear numerous advice from colleagues, friends and real estate consultants. However, most often these points just waft up in the air thanks to the pressure that is mounting inside you. Worry not. We have put together the top ten points of checklist that you certainly need to consider before buying an apartment.

1. Budget

While it is only fair to think to invest all your hard earned money in your dream house, ensure that you are not blinded by the idea of buying a house. Plan your finances and set a number that you are certain to shell out for investment. This figure could turn out to be the entire amount or a part of it could be marked for other investments that you might want to make in the future.
2. Locality

Once your budget is fixed, think of the place you want to move into. While considering the locality, imagine yourself leading a life there. Are you excited? Is it closer to work or are you willing to sacrifice the distance for the ambience of the place? Evaluate your family’s preference, the facilities and most importantly the safety. Once you think you have found the dream location, check with your budget to see if they match. You do not want to compromise on either, do you?

3. Builder reputation

Investing money in another person’s work that is going to be your happy place calls for investigation. Know the builder and their reputation. Understand the plan given by the builder and see to it all are delivered. The builder’s reputation precedes the design and the layout of the apartment.

4. Accessibility

Now that you have narrowed down to the actual apartment, shift your focus to the surroundings of your future home. Are you happy with the location? Would you consider it to be difficult for people to access your home? If you purchase online, will it be delivered? Answers to these questions helps you evaluate the project better.

5. Amenities

Have a car, bike and cycle? Understand your current and future needs and inquire about the parking as you’ll be paying for them all. If it is a gated community, understand the services that are provided and the usability of them. Do you want a watchman or night guards? Discuss these details with your family and get all the relevant details from the builder.
If all of these above points have been more than satisfying, then it is suffice to say you have your dream location. Moving on to the living space, spend time understanding the blueprint. While doing so, check for these points.

6. Fengshui

There is a flow of energy everywhere, including houses. How the house is built reflects on the energy that is present inside the house. Fengshui or Vaasthu is the art of building positivity around the living spaces. Understanding the placement of entrance to the positioning of bedroom window plays a significant role in getting the house ready to become a home.

7. Spaces and ventilation

Architecture is a world on its own. One can do infinite things with a space. However, it also must be appropriate. Creating a room with dim light in the name of design or reducing the size of the windows for wall area is a strict no-no. Any room should have sufficient cross ventilation. Lighting the house affects our mood, hence our lives. Get the schematics to the place and assure yourself that you are comfortable with the plan.
Basic knowledge - check; home selection - check; now it is time for verifying miscellaneous but must aspects before locking in past efforts for your future joy.

8. Travel time

Over the weekend, are you able to travel to the mall to catch your favourite movie? Will you friends attend the housewarming party that you’re throwing? Distance between you and the world plays a critical role in your social life. If the area is developing and expanding, there is a good chance that your friends will relocate close to you in the next couple of months. But if it is difficult for having some weekend fun, reevaluate the place before finalising.

9. Market value

Market value shows the viability of the location. It is directly proportional to the growth of facilities and transportability of the area. If the location is knowing to be a IT area, the rate at which the area will develop is high, thus higher market value. Also, it is important to review your purchase price and current market value so as to avoid any hidden or misleading costs. Understanding this concept is important for investment and future selling.

10. Taxes

Taxes - it is that topic that scares and baffles anyone and everyone. Study on the various taxes that one will be paying and revisit these from time to time. It is also important to verify the tax percentage while purchasing the property so as to avoid any discrepancies. Consult a lawyer or an auditor if need be to get things sorted.
We hope that these points will make it easier for your to purchase your dream house and reduces the tension of uninformed decisions. Good luck with the purchase, and don’t forget we are here to help you along the process of setting up your house!

How to identify your ideal locality ?

The city is bursting with new property everywhere. Once you have decided to buy a flat, the task of finding your future home is tedious. Worry not. Here we give you few points to think over that will lead you to your dream locality. This post will be your maze helper.

1. Research on the hot localities

Although there are several localities that have projects going on, there is always a list of areas that are “hot”. These are the “it” location thanks to development, amenities and accessibility. If you are new to the city, ask the locals for the best areas to get settled in. If you are already a resident of the place, then you will find it a lot easier to find the new and upcoming spots easily. Identifying the locality plays a role in deciding the amount you will shell out.

2. Locality

Now that you have decided on the area that you will get settled in, research further on the placement of other things in the area. For instance, where is the nearest grocery store, pharmacy, pub etc. Even if the recreation points don’t match your checklist, it is fine; as long as the day-to-day needs are met with the department store, clinic.

3. Your transportation needs vs development

What is your mode of transportation around the city? Car? If yes, then analyse how much of time you’ll spend with a steering in your hand. If it is public transportation, how much will you walk to reach the nearest stand? How much time you spend roaming will take a toll on your health, so decide wisely.

4. Work = home + distance

On a busy Monday, with weekend withdrawal, you don’t want to drive around the city for long do you? Calculate how much time it takes to reach office despite the traffic and ensure that you do not dread going to work because of this reason. It is a pain as it is to drive on a Monday morning, you don’t want to be also late for party on Friday evening, right?

5. Budget

Finally, while narrowing down on a locality, ensure that you don’t burn a hole in your pocket. There are some locations called “posh” that might seem pleasing to look at and heavenly to live in, but it is not so great if you are going to spend the rest of your life paying up for the cost it gobbled up. Make sure the area you choose to invest speaks you but doesn’t strip you of a pleasant life.
We hope these points help you get settled in easily. Happy hunting :) To know more
